Authority and ownership
Agents and property managers must have permission to advertise a property and must be able to provide evidence when requested. Imported public examples must not be represented as direct Guidrent inventory unless claimed and approved.
Required information
Listings should clearly state location, property type, rent or price, frequency, advance, deposits, service charges, bedrooms, bathrooms, furnishing, availability and material restrictions.
Photographs
Use current photographs of the actual property. Do not use stock images, watermarks belonging to another marketplace, manipulated room sizes or images from a different property.
Prohibited listings
Guidrent may remove duplicates, unavailable homes, bait-and-switch offers, unlawful discrimination, misleading prices, unsafe properties, copied content without permission or listings connected to fraud.
Response and updates
Agents should respond professionally, record tours through the platform where possible and mark properties rented or unavailable promptly.
Enforcement
Actions may include correction requests, reduced visibility, rejection, removal, temporary suspension, permanent account closure or referral to relevant authorities where appropriate.
